For Sellers:
- To provide up to date and valid market analysis to accurately price your home. 7 days a week, 24-hour coverage.
- To provide helpful hints on what can be done to maximize the value of your home.
- To seek out all necessary information (Title Search, Maps, Restrictive Covenants, Board of Variances, Right of Ways) to ease the possible legal complications of the sale.
- Once listed, to keep in contact, report back on viewings; and to require 24 hours notice for viewings if you desire.
- To fully market the home, on the Multiple Listing Service, and Multiple Tour immediately, and to work co-operatively with other Realtors, so that their Buyers will have a chance to bid on your home.
- To market the home on four websites: www.dawnatcoast.com; www.realtor.ca; www.coastrealty.com; www.coastlistings.ca.
- To market your home in my ½ page colour ad in our local 'Real Estate Guide', along with a separate ad within the Coast section of the 'Real Estate Guide'. This publication is mailed out to all interested parties by all Realtors, and is available on the Vancouver Island/Comox ferry, the Horseshoe Bay/Langdale ferry and the Saltery Bay/Earls Cove ferry. The Guides are also available in many of pur various local outlets (supermarkets, banks, etc.)
- To market your home with an individual 'Feature Sheet' displayed in my office front window, and the Royal Bank window display opposite the Automatic Teller.
- To market your home in my weekly 'Peak Banner' ad, and to have a separate 'New Listing' ad in the local 'Peak' newspaper.
- To advise you and negotiate the best price for your home, in the time frame you seek.
- To guide the home to being SOLD.
For Buyers:
- To actively seek the home that meets your needs in your price range
- To determine your needs and wants, and to ascertain which location, size and type of home, plus proximity to amenities is best suited for you.
- To advise on investment real estate, and determine whether it is the "best" fit for your portfolio.
- To introduce you to recreational property as an investment vehicle.
- To guide you through the buying process, including assisting in arranging bank financing, building inspections, and negotiating the purchase price of the home.
- To give honest and unbiased advise about location and value.
